September 2021 Greater Edmonton Real Estate Activity
September saw the Single-Family home sales report lower than the previous year which is something we haven’t seen for while. This category has led the Edmonton real estate sales during this COVID period but appears to be shifting into a more balanced zone. While sales were down 2.8% year-over-year they were still strong from a historical perspective. Of note was that the sales of Condominiums were 16.8% higher than September 2020, perhaps reflecting the value buyers see that this market offers.
The total sales and average prices in all the residential categories cooled a bit when compared to August which reflects the normal seasonal trend. As such we expect no big surprises for October and see the market still active but moderating as move into fall.
